34 of America’s 100 Largest Housing Markets Now Have Falling Home Values, and Florida Sellers Are Waiting Longest, New Analysis Finds

NY, USA – September 17, 2026 – Prices are slipping in a third of the country’s biggest housing markets. Of the 100 largest US metros, 34 saw typical home values drop from a year earlier in July, according to figures compiled by Nikita Buys Houses from Zillow Research and the Census Bureau.
Across the US, 50.5% of homes sold for less than the asking price. About a quarter of listings (25.6%) had a price cut.

Florida
Home values are down in all nine Florida metros on the list. Florida also has the six markets where sellers were most likely to accept less than they asked for:

Upstate New York and Connecticut
It’s close to the reverse up north. A typical Hartford or Rochester listing was under contract in 15 days. In Rochester, just 13.2% of sellers took less than asking. Syracuse had the fastest price growth in the country, up 6.6%.
McAllen, Texas sits at the far end. At July’s sales pace it would take 11.6 months to sell every home listed there. The average across the 100 metros is about three and a half months. Rochester and Hartford would sell out in less than two.
Denver, Utah and Raleigh
Price cuts are most common in Colorado Springs (36.1% of listings), Raleigh (36.0%), Ogden and Provo in Utah (35.3% each) and Denver (35.0%).
Miami
Miami homeowners are the most stretched. 41.6% of those with a mortgage put more than 30% of their income toward housing costs, the line the federal government uses to call a household cost-burdened. In Indianapolis and Grand Rapids it’s 19.4%.
“People ask me what the market’s doing, and the honest answer is it depends which market,” said Nikita Levitan, who runs Nikita Buys Houses with Sabrina Gao. “In Hartford you can have a contract in two weeks. In Cape Coral you might wait four months, and you’re still paying the mortgage, the taxes and the insurance the whole time. Plenty of sellers lose as much to the wait as they do to the price. If someone would clearly do better listing with an agent, we tell them that.”

Market figures come from Zillow Research’s public data for July 2026. The share of homes selling below asking is for June 2026, since Zillow releases it a month later. Ownership costs come from the Census Bureau’s American Community Survey 5-year estimates for 2019 to 2023. We work out months of supply by dividing homes for sale by that month’s sales. Metros are Census metropolitan areas, not city limits.
